Carrying out a property search is the first step towards identifying the ownership of a parcel of land and ascertaining whether the proprietor is in fact in a position to transfer title.  The Register will show the current incumbrances registered against a title, the existance or otherwise of Cautions or inhibitions, easements and rights of way, and so forth.

The firm is typically in a position to identify a parcel number and registration section where individuals do not have this information at their disposal, by reference to the Block Plans for the islands.

TIMEFRAMES/COSTS

Obtaining a certified copy of the Register takes approximately 4 to 6 working days and the firm charges a flat fee of US$50.00 per search (inclusive of costs).

Handsearches can be carried out on a same day basis which is useful where time is of the essence - e.g. immediately prior to closing on an agreement for sale.  The firm charges a flat fee of US$150.00 per search.
